The mold inspection company follows the EPA guidelines; which you can find on the EPA’s or CDC’s website. What is recommended there, is what they do.
To give you an idea of the process:
First, the certified mold inspector does a visual inspection. They start on the outside looking for any deficiencies that can contribute to mold. Then the inspector starts in the basement, works his/her way up to the attic. Then they bring the mold detection dog through at the end.
The company takes a neutral approach – meaning if nothing is going on, they will let you know that. If there is a small amount you can deal with yourself, they’ll show you and let you know step-by-step in the report how to take care of it yourself or by the seller. If there is significant mold, which is hopefully not the case, and it is significant enough to require professional help, they will show you while they are there, have pictures and locations in the report, and include an estimate and step-by-step recommendation for how to get rid of the mold.
